A worked example

Take a 60-unit development built to four repeated floorplans. Each floorplan is staged once in each of three styles: Modern, Afro-contemporary and Classic.

That is 12 staged sets, reused across all 60 units. A buyer viewing unit 14 sees the same photos as a buyer viewing unit 41, because both are the same floorplan.

Compare one physical show unit: furniture bought or hired, moved in and arranged, then taken out again, to show one floorplan in one style. Showing all four floorplans in all three styles that way means dressing a show unit 12 times. You will have your own figure for a show unit, and the meeting puts our price beside it.

What this covers

We stage photographs of built rooms, so a unit needs to exist before we can help.

  • Built and photographed units

    We stage the photograph you send us of an empty room in a completed unit, furnished in the style you choose, once per floorplan and style.

  • Every identical unit on the development

    Once a floorplan is staged, the photos are yours to reuse on every unit built to it: brochures, portal listings and the sales office.

  • Off-plan or unbuilt units

    A unit that is not yet built has no photograph for us to stage. Rendering from a floorplan is CGI, which we do not offer. For an off-plan launch, we can help once the first units are built and photographed.

Developer questions, answered

We have several identical units. Do we pay to stage each one?
No. You pay to stage the floorplan, once per style. Every unit built to that same floorplan reuses the same staged images, so a 60-unit development on four floorplans needs four staging jobs per style, not sixty.
How many styles should we stage per unit type?
Most developers we have spoken to choose two or three: enough to match different buyer tastes without a style for every preference. It depends on your buyers, so we talk it through in the meeting.
We already have a physical show unit. Is virtual staging still worth it?
A show unit is one unit in one style, and buyers see it only in person. Staged photos cover every style you want and travel into the brochure and portal listings. Many developers use both: the show unit for the visit, staged photos for everything published.
What is the turnaround for a launch with a fixed marketing date?
Staged photos are ready usually within 24 hours of us receiving the photographs. For a full set ahead of a launch, tell us the date in the first meeting and we will plan the batch around it.
Can we reuse the staged images across our own marketing and the portals?
Yes. Once delivered, the staged images are yours to use across brochures, your website, the sales office and any property portal listing for a unit on that floorplan.
