A worked example

Take a 60-unit development built to four repeated floorplans. Each floorplan is staged once in each of three styles: modern, contemporary and classic.

That is twelve staged sets in total (four floorplans times three styles), reused across all sixty units. A buyer viewing unit 14 sees the same staged images as a buyer viewing unit 41, because both are the same floorplan.

Compare that against dressing one physical show unit. MAD Design Studios, a South African home-staging company, publish a rate of R12,500 a room for fully staged spaces, and their page covers up to seven spaces. Multiplied out, that is R87,500 for one show unit in one style, covering one unit only. They do not advertise R87,500 as a package price; it is what their own published per-room rate comes to at seven spaces. Twelve staged sets, reused across sixty units, is a different order of cost entirely, and a different number to the one a single show unit already has you weighing.

What this covers

  • Covered: Built and photographed units. We stage the photograph you send us: an empty room in a completed, photographed unit, dressed with furniture in the style you choose. This is the same staging process we use for individual listings, applied once per floorplan and style.
  • Covered: Every identical unit on the development. Once a floorplan is staged, the resulting images are yours to reuse on every unit built to that floorplan: brochures, portal listings, the sales office, whatever you need them for.
  • Not covered: Off-plan or unbuilt units. A unit that is not yet built has no photograph for us to stage. Rendering a space from a floorplan or architectural drawing is CGI, a different discipline, and one we do not offer. If your launch is off-plan, we can only help once show units or early phases are built and photographed.

Developer questions, answered

We have several identical units. Do we pay to stage each one?
No. You pay to stage the floorplan, once per style. Every unit built to that same floorplan reuses the same staged images, so a 60-unit development on four floorplans needs four staging jobs per style, not sixty.
How many styles should we stage per unit type?
Most developers we have spoken to choose two or three: enough to match different buyer tastes across a launch without commissioning a style for every possible preference. The right number is worth talking through in the meeting, since it depends on your buyer profile and how the units are being marketed.
We already have a physical show unit. Is virtual staging still worth it?
A show unit is one unit, dressed in one style, and buyers can only view it if it is finished and open. Staged images can be produced as soon as any unit on a floorplan is built and photographed, cover every style you want to offer, and travel into the brochure and portal listings a show unit cannot reach. Many developers use both: the show unit for the in-person visit, staged images for everything published before and around it.
What is the turnaround for a launch with a fixed marketing date?
Individual staged images are normally ready within 48 hours of us receiving the photographs. For a full set across several floorplans and styles ahead of a launch, tell us the date in the first meeting and we will plan the batch around it rather than queuing it behind other work.
Can we reuse the staged images across our own marketing and the portals?
Yes. Once delivered, the staged images are yours to use across brochures, your website, the sales office and any property portal listing for a unit on that floorplan.
Do you offer CGI for units that are not built yet?
No. We stage photographs of completed, photographed rooms. A unit that only exists as a floorplan or architectural drawing needs a rendered CGI image, which is a different discipline and one we do not provide. Once a unit on that floorplan is built and photographed, we can stage it and every identical unit reuses the result.
