Cost guide
Virtual staging cost in Australia (2026)
Other providers charge from about A$4 a photo for self-serve staging tools, and between about A$22 and A$60 a photo for done-for-you services. ProperPics charges one price for the whole listing: A$159, with the best angle of every room staged or enhanced and the property description written. On a listing of eight rooms or more, that is lower than every done-for-you service we surveyed that publishes a per-photo price. Prices below were verified on 2026-08-10.
This price is billed in rand at approximately R1,696; Paystack settles in rand, so your bank or card issuer converts that amount into Australian dollars at its own exchange rate.

What each service charges
Prices verified on 2026-08-10, read from each provider's own public pricing page.
| Service | Price | Pricing model | Advertised turnaround | Who does the work | Based in |
|---|---|---|---|---|---|
| ProperPics (that's us) | A$159 per listing (about A$15.90 per staged room on a 10-room home) | Per listing | Within 48 hours | Done for you | South Africa |

| Virtual Staging Australia | From A$60.00 a photo | Per photo | Within 72 hours | Done for you | Australia |
| BoxBrownie | US$24 a photo (about A$36.00) | Per photo | 48 hours | Done for you | Australia |
| Styldod | US$16 to US$23 a photo (about A$24.00 to A$34.50) | Per photo | 24 to 48 hours | Done for you | United States |

Staging a typical larger home of 10 rooms at the lowest advertised done-for-you per-photo price above (10 photos at A$22 each) comes to A$220. ProperPics stages the same listing for A$159, with enhancement where photos need it and the description included. On that 10-room example, that makes ProperPics the lowest-priced done-for-you virtual staging of the providers we surveyed that publish a per-photo price, as at 2026-08-10. Because our price is flat, the saving grows with every extra room: on a listing of eight rooms or more it is lower than every done-for-you service above that publishes a per-photo price, and the table below shows what that looks like at each size.
What a whole listing costs
Our price is flat, so the more rooms a listing has, the further it goes. Totals for the other services are calculated from their published per-photo prices above, one staged room counted as one photo, using each provider's volume rate where the order qualifies. They are not advertised package prices.
| Listing size | ProperPics | Ours per finished photo | Lowest elsewhere | Highest elsewhere |
|---|---|---|---|---|
| 3 rooms staged | A$159 | A$53 | A$66 (staged.photo) | A$180 (Virtual Staging Australia) |
| 5 rooms staged | A$159 | A$32 | A$110 (staged.photo) | A$300 (Virtual Staging Australia) |
| 8 rooms staged | A$159 | A$20 | A$176 (staged.photo) | A$480 (Virtual Staging Australia) |
| 10 rooms staged | A$159 | A$16 | A$220 (staged.photo) | A$600 (Virtual Staging Australia) |
| 15 rooms staged | A$159 | A$11 | A$330 (staged.photo) | A$900 (Virtual Staging Australia) |
Our price does not move with the room count, so the saving grows with every room you stage. From eight rooms up it is lower than every done-for-you service we surveyed that publishes a per-photo price, and the gap keeps widening. The first row is in the table for the same reason as the rest: it is what the arithmetic says. Prices verified 2026-08-10.
Compared with staging the house for real
Physical staging hires and installs real furniture. No Australian physical-staging company with a published price was captured in this survey; the figure below is our own.
| Service | Published price | What that covers | Based in |
|---|---|---|---|
| ProperPics (that's us) | A$159 for the whole listing | Every suitable room staged in the photographs, back within 48 hours. Nothing to hire, deliver, insure or take away afterwards, and it works on a home that is still occupied. | South Africa |
These are different things, and the difference matters: physical staging furnishes the house a buyer walks into, while virtual staging changes the photographs that get them to the viewing. Every staged image we deliver carries a visible disclosure mark. Prices verified 2026-08-10.
What we include that others bill for
Each figure is read from that provider's own published price list on 2026-08-10.
| Extra | Charged elsewhere | With ProperPics |
|---|---|---|
| Decluttering / item removal before staging | BoxBrownie bills item removal separately at US$8 an image (about A$12.00) | Included |
| Day-to-dusk exterior | BoxBrownie sells it separately at US$4 an image (about A$6.00) | 2 included |
| Photo enhancement | BoxBrownie bills image enhancement at US$1.60 an image (about A$2.40) | Included wherever a photo needs it |
| Written property description | BoxBrownie bills copywriting separately at US$28 for up to 150 words (about A$42.00) | Written and included |
How we compared
We read each provider's public pricing page on 2026-08-10 and recorded the advertised price for standard virtual staging of one photo, along with the advertised turnaround. US dollar prices are shown with an approximate Australian dollars conversion at A$1.50 to the dollar, rounded. Where a provider advertises a range, we show the range. Providers that do not publish prices on their own sites are shown as pricing on request. ProperPics charges per listing rather than per photo; the per-staged-room figure shown is A$159 divided across an illustrative 10-room home, so it is an illustration rather than a per-room rate: the listing price is the same whatever the room count, which is why it works out lower than per-photo pricing on a listing of eight rooms or more. Any uploaded photo that needs enhancement is enhanced regardless of how many rooms are staged. We keep dated copies of every page we read, and we re-check the figures roughly every quarter.
The three ways to stage a listing
Self-serve staging tools
From about A$4 a photo. You upload a photo, pick a style and the tool renders furniture in seconds. The trade-off is your own time and attention: you check every render, redo the misses and handle the staging disclosure yourself. A sensible choice if you stage often, are comfortable with the tools and the rooms are straightforward.
Done-for-you virtual staging
You send the photos and get back finished images. In Australia, staged.photo advertises a flat A$22 a photo with a 24-hour turnaround. Fast Virtual Staging AU charges A$30 a photo and Virtual Staging Australia quotes from A$60 a photo. International services such as BoxBrownie and Styldod charge US$16 to US$24 a photo. ProperPics returns the whole listing within 48 hours for A$159: any photo that needs enhancement enhanced, suitable rooms staged, a written property description included, and a visible disclosure mark on every staged image. That is one flat price whatever the room count, so it suits a listing of eight rooms or more; a very small listing is better served by paying per photo. If turnaround matters more than price, staged.photo's 24-hour turnaround and Fast Virtual Staging AU's 12 to 24 hours both beat our 48.
Physical staging
Real furniture, hired and installed. It is the only option that changes what buyers experience at a show day, and it earns its keep on high-value vacant homes where the budget allows. A professional physical staging service in the United States costs a median of about US$1,500 per home. (US research: NAR, 2025.) No Australian physical-staging company with a published price was captured in this survey.
