Staging a typical larger home of 10 rooms at the lowest advertised done-for-you per-photo price above (10 photos at $16 each) comes to $160. ProperPics stages the same listing for $115, with enhancement where photos need it and the description included. On that 10-room example, that makes ProperPics the lowest-priced done-for-you virtual staging of the providers we surveyed that publish a per-photo price, as at 2026-08-10. What a whole listing costs

Our price is flat, so the more rooms a listing has, the further it goes. Totals for the other services are calculated from their published per-photo prices above, one staged room counted as one photo, using each provider's volume rate where the order qualifies. They are not advertised package prices.

Our price does not move with the room count, so the saving grows with every room you stage. From six rooms up it is lower than every done-for-you service we surveyed that publishes a per-photo price, and the gap keeps widening. How we compared

We read each provider's public pricing page on 2026-08-10 and recorded the advertised price for standard virtual staging of one photo, along with the advertised turnaround. US dollar prices are shown with an approximate dollars conversion at $1 to the dollar, rounded. Where a provider advertises a range, we show the range. Providers that do not publish prices on their own sites are shown as pricing on request. ProperPics charges per listing rather than per photo; the per-staged-room figure shown is $115 divided across an illustrative 10-room home, so it is an illustration rather than a per-room rate: the listing price is the same whatever the room count, which is why it works out lower than per-photo pricing on a listing of six rooms or more. The three ways to stage a listing

Self-serve staging tools

From about $2.67 a photo. You upload a photo, pick a style and the tool renders furniture in seconds. The trade-off is your own time and attention: you check every render, redo the misses and handle the staging disclosure yourself. A sensible choice if you stage often, are comfortable with the tools and the rooms are straightforward.

Done-for-you virtual staging

You send the photos and get back finished images. In the US, BoxBrownie and Styldod both publish per-photo rates: US$24 a photo from BoxBrownie, and US$16 to US$23 a photo from Styldod depending on volume. Bella Virtual Staging charges from US$28 a photo. ProperPics returns the whole listing within 48 hours for $115: any photo that needs enhancement enhanced, suitable rooms staged, a written property description included, and a visible disclosure mark on every staged image. That is one flat price whatever the room count, so it suits a listing of six rooms or more; a very small listing is better served by paying per photo. If turnaround matters more than price, Styldod's 24 to 48 hours can beat our 48.

Physical staging

Real furniture, hired and installed. It is the only option that changes what buyers experience at a show day, and it earns its keep on high-value vacant homes where the budget allows. A professional physical staging service in the United States costs a median of about US$1,500 per home. (US research: NAR, 2025.) Why does most US virtual staging get billed per image instead of per listing?
Per-image pricing is the US industry norm because most providers, including BoxBrownie and Styldod, sell single finished photos rather than a whole listing. An agent staging a ten-photo listing pays for each image separately. ProperPics prices per listing instead: $115 covers the whole listing's staged rooms, enhancement wherever a photo needs it, and the written description.
Is a self-serve staging tool good enough for a Zillow or MLS listing?
Sometimes. Tools such as Virtual Staging AI render in seconds and charge only for the render, but you do the work: choosing furniture, checking every result and redoing failed renders. Quality varies by room and photo. If your time is billable or the listing is on the MLS, a done-for-you service checks every image before it goes live.
Does virtual staging cost less than professionally staging a US home for showings?
